Over the last few weeks, I’ve received countless calls from homeowners shocked by the increase of the assessment value of their home.
“Can the Tax Assessors really increase the value of my property this much in one year???”
The answer is YES. Georgia has no cap on how much the tax assessors can increase a property’s value year to year. In an appeal, the amount of increase is rarely a winning argument, however. Instead, the focus of an appeal should be that (1) the assessment value is greater than what the property would sell for, and/or (2) the assessment value is greater than the value of similar properties in the area.
Even if the assessment value of your property is not reduced as the result of an appeal, the final value locks-in for two more tax years.
